Canvas Offices and Hagag Group Reveal Ambitious Plans for 40,000 sqft Flexible Workspace in Central London
Canvas Offices, a leading provider of flexible workspaces in the UK, has announced its latest project in partnership with real estate powerhouse Hagag Group. Slated to open in spring 2025, this new development marks Canvas Offices’ largest undertaking yet, building on the success of their restored period property at 88 Kingsway, Holborn.
The new 40,000 sqft space, just a four-minute walk from Tottenham Court Road underground station and in the heart of Holborn’s startup and business district, aims to cater to the growing demand from tech, creative, and media companies. With major players like Google and McKinsey & Company nearby, this prime location is set to attract high-profile businesses and ambitious scale-ups.
This project signals a fresh direction for Canvas Offices, which has built its reputation on transforming historic buildings into vibrant, homelike work environments. The new building, however, is a striking mid-century modern, mirrored architectural gem, offering a sleek, contemporary alternative while still incorporating the company’s signature “homeification” design philosophy—a concept that blends the comfort of home with a productive office environment to promote employee wellbeing.
The building will span eight floors and house over 40 high-end office spaces, all equipped with the latest in workplace technology and access control systems. Designed to accommodate businesses of all sizes, its flexible "pay as you grow" model allows companies to scale seamlessly, without the hassle and cost of moving premises. The building's demountable wall systems ensure that office space can be easily expanded as businesses evolve.
In addition to its modern amenities, the building's location offers excellent transport links via the Elizabeth, Northern, and Central lines, making it an ideal choice for companies seeking easy access for their employees and clients. The surrounding area includes popular destinations like Soho, Covent Garden, and Seven Dials, further enhancing its appeal.
Yaron Rosenblum, Co-Founder of Canvas Offices, expressed his excitement for the project: “This building is a beautiful departure from our usual period properties, and working with mid-century modern design gives us the chance to showcase how adaptable our homeification concept can be. We’re thrilled to continue our partnership with Hagag Group, who understand our vision of creating exceptional commercial spaces that integrate seamlessly into dynamic communities.”
Eido Hagag, Co-owner, Director, and CEO of Hagag Group, echoed the sentiment: “We’re incredibly excited to collaborate with Canvas Offices once again. This new development will highlight the strengths and expertise of both companies as we continue to reshape London’s office landscape, one building at a time.”
Renowned interior design firm Daytrip Studio, known for creating spaces that combine comfort with style, will be responsible for transforming the building’s interiors in line with Canvas Offices’ design philosophy. Meanwhile, Quarterback Real Estate (QBRE) will ensure that the project meets the highest standards of functionality and sustainability, including BREEAM certification, reflecting the company’s commitment to environmental excellence.
Since its founding in 2018, Canvas Offices has expanded to 16 central London locations, including Holborn, Mayfair, Shoreditch, and Farringdon. Its growing community of clients includes influential brands such as Rough Trade, Patchwork, Malin+Goetz, and Augustinus Bader.
